Sale-ready by design
CreateKAE helps owners and listing brokers of businesses asking $500K to $50M find the operating leaks that buyers and SBA lenders punish, whether you are selling now or in the next 6 to 24 months. We go past the diagnostic: small hands-on overhauls and AI rollouts inside your existing business, aimed at improving pro forma EBITDA, then every dollar documented so it holds up in diligence.
Preparing to sell
Use the runway: tidy the books, fix the gaps, and build the EBITDA story before you list.
Already listed or in a deal
A focused few weeks to recast, document, and answer diligence.
I am a broker
You stay in charge of the deal. CreateKAE does not list, solicit, or negotiate price.
Value is usually a multiple of SDE or EBITDA. A diligence finding becomes a price cut.
Cash flow has to cover the new debt with a cushion, often 1.25x and commonly preferred at 1.35x.
Vendors, payroll, processing, inventory, and leases still move. Owners who have not touched them leave that value behind.
A large generation of owners is approaching a sale. Competition for buyers and lenders is not getting quieter.
Watch the overview
A short voiceover-and-slides walkthrough for owners preparing to sell: the lender coverage test, the operating and bookkeeping gaps behind stalled deals, and how the free Deal Check works. No guarantees of price or outcome.
Before a bank reads your story, it checks one number. If that number comes up short, your sale can stall, even when the business itself is good. That number is debt service coverage. Lenders commonly want cash flow to cover the new loan payments with a cushion, often around 1.25 times.
Miss it, and financing can be declined, or the price pushed down. It is rarely one big problem: messy books, and add-backs nobody can document. Vendor contracts nobody has reviewed in years. Payroll that drifted. Each one gives a buyer a reason to renegotiate, or a lender a reason to say no.
Here is the shift. Do not wait for a buyer to find these problems. Fix the operations and the financial story first, before you ever go to market.
So we start with a deep-dive diagnostic across eight areas of your business: vendors, balance sheets, payroll, and payment processing. Next come logistics, inventory, lease negotiations, and marketing. We look for what is leaking, and for what a lender will question when the deal gets real.
But we do not stop at a report. We also do small, hands-on overhauls inside your existing business, across all of those areas, not just on paper. We roll out AI inside your existing operations, aimed at documented improvements that support a higher pro forma EBITDA. Results vary, and we don't promise a number.
Then we document it. We build a pro forma EBITDA where every add-back ties to a source document, so a lender can trace each number back to where it came from. Achieved savings stay separate from projected ones. If one cannot be supported, it comes out. That is what holds up when a lender looks closely.
If your business is being sold now, we move fast. We recast the numbers, document the pro forma EBITDA, and have answers ready before the buyer's lender asks.
Thinking about selling in the next six to twenty-four months? That runway is an advantage. Use it to tidy the books, fix operating gaps, and roll out AI. Then build a trailing EBITDA story before you list, so you go to market stronger. We make no promises on price. You simply get a better-prepared business.
I'm Kae Mansour. I started and sold a bamboo T-shirt company, an import and wholesale business, and I opened a restaurant at twenty-three that I grew for about eleven years. I built a restaurant and a car wash from the ground up. I did development deals along the way, and I ran multiple gas stations for about twenty years.
I've signed the payroll, not just the slide, so I'll be straight with you. Nobody can guarantee a sale price, a valuation, a closing, or a loan approval, and we don't.
We help you get your numbers clear and defensible. Start with the free Deal Check, which shows how your numbers look against the lender test and where the gaps probably are. Then, if it makes sense, we talk through what you found, one conversation at a time. If it is not a fit, we will tell you plainly, so you know exactly where you stand.
So run the free Deal Check at createkae.com, then book a call. It starts with your own numbers and costs nothing to see where you stand.
What we do
A report alone does not change your numbers. CreateKAE does the deep-dive diagnostic, and can also work inside your existing business: small, hands-on overhauls and AI rollouts that aim to lift pro forma EBITDA, with every change documented.
01 · Diagnose
A close read of the areas buyers and lenders test first, and where owners most often leave money on the table.
02 · Fix
We do not stop at the report. Where it makes sense, we make small, practical changes and roll out AI tools inside your existing business, then tie the result to source documents.
The aim is a higher pro forma EBITDA you can support in diligence. Results vary by business, and projected savings are always shown separately from achieved ones. We do not guarantee an EBITDA improvement, a sale price, a valuation, a closing, or a loan approval.
Two paths
The earlier you start, the more can be fixed and documented before a buyer looks. Either way, the goal is a business that goes to market better prepared. We do not promise a price or an outcome.
Selling now
Time matters, so the work is focused: recast the books, document a defensible pro forma EBITDA, line up the financing story, and have diligence answers ready before the buyer's lender asks. Where a fix can be made and documented in time, we make it, including small hands-on overhauls and AI rollouts.
Thinking about selling soon
A runway is an advantage. Use it to tidy the books, fix operating gaps, roll out AI inside the business, and build a trailing EBITDA story that is documented month by month before you list, so you go to market better prepared.
01
Two to three years of financials and tax returns, payroll, vendor and lease contracts, and how the work actually gets done.
02
A deep-dive diagnostic: recast the P&L, test every add-back, and audit vendors, balance sheet, payroll, payment processing, logistics, inventory, lease terms, and marketing.
03
Hands-on, where it fits: small overhauls and AI rollouts inside your existing business, aimed at improving pro forma EBITDA. Or a plan the buyer can execute after closing.
04
Tie every improvement to source documents and build the pro forma, DSCR analysis, and diligence answers.

Past performance does not guarantee future results. Kae Mansour currently owns a laundromat, a gym, and a plot of land hosting food truck pop-ups.
That background matters because software does not fix a business on its own. Someone has to know which vendor contract is padded, why the schedule runs over, where cash leaks out of payment processing, and which fix the staff will actually adopt.
A pro forma that falls apart in diligence costs more than it ever earned: re-trades, lost lender confidence, and dead deals. Achieved savings stay separate from projected ones. If an add-back cannot be supported, it comes out. We do not guarantee a sale price, a valuation, a closing, or a loan approval.
Both. We do a deep-dive diagnostic, and we can also do small, hands-on overhauls and AI rollouts inside your existing business. The goal is to improve pro forma EBITDA with changes that are documented and real, not just a report that sits in a drawer. Whether hands-on work makes sense depends on your business and timeline, and we say so plainly.
Vendors, balance sheets, payroll, payment processing, logistics, inventory, lease negotiations, and marketing. These are the places buyers and SBA lenders tend to test first, and where owners most often leave value behind.
It means putting practical AI tools into work you already do, for example ordering and inventory, scheduling and payroll, bookkeeping support, or customer follow-up, and setting them up so your team adopts them. It is not a dashboard for its own sake. We choose tools only when they fit how your business actually runs.
We aim to improve pro forma EBITDA, but we do not guarantee any EBITDA improvement, sale price, valuation, closing, or loan approval. Results vary by business. We keep achieved savings separate from projected ones, and an add-back that cannot be supported comes out.
Not necessarily. If you are listed or in a deal, the work is focused and fast: recast the books, document a defensible pro forma EBITDA, line up the financing story, and prepare diligence answers. Where a fix can be made and documented in time, including a small hands-on overhaul or AI rollout, we can do it. What is possible depends on the deal timeline, and we do not promise a price or a closing.
Because time is the biggest lever. Early on you can tidy the books, fix operating gaps, roll out AI inside the business, and build a trailing EBITDA record that is documented month by month before you list. That lets you go to market better prepared. It does not guarantee a sale price, a valuation, or a closing.
Run the free Deal Check to see how your numbers look against a typical lender coverage test. Then, if it makes sense, book a call and we will talk through what it showed and whether we can help.
No. CreateKAE is a consulting firm. We do not list businesses, solicit buyers, negotiate price, make loans, or give legal, tax, or accounting advice. We work alongside your broker, CPA, attorney, and lender. See our disclosures for details.
Bring the last two years of financials, or just the question keeping you up. We will say which track fits, and we will say so if we do not see a clear multiple on the fee.
